I had DMI inspect our home in Ft Lauderdale when we were covered by State Farm.  We met the requirements to get our wind discount. After Sate Farm dropped our policy (After getting paid by me for 20 years). Citizens Insurance notified me that I had to re-do the inspections because it's now on a new form.  I called DMI to get my inspection transferred to the new form and they advised me it required a completely new inspection and the fee was much more then they charged me before (to do the same inspection, but document it on a new form) I called Brendan at Pillar to Post and requested a quote.  Their price was less so I hired them to do the 4 point and wind inspection of my home.  Pillar to Post showed up on time and completed the inspection at a very competitive rate.  Afterwords Citizens sent DMI out to do their own inspection and thus failed me on wind mitigation?  Keep in mind DMI passed me when I was with State Farm.  I raised hell, Citizens and DMI were conspiring to increase my rates by making findings that were fails.  I called an attorney and ended up in contact with a company called "Quality Builders"  They are the management company overseer's inspection team that have final say to the state owned Citizens Insurance.  A team came out and re-re-inspected my home and found DMI wrong.   Pillar to Post did the right job and without their documentation I would have been paying 4k more a year.  My hardheadedness not to go down that easy and Pillar to Post's  professional work made DMI & Citizens go back into the hole they belong.I don't know what the reviewer  above is saying with 2 stars I would refer them any day!

I am buying a home in Miami and had to be absent for the inspection.  I hired Pillar to Post and received such a thorough and detailed report, with pictures and the estimated costs I could expect with repairs in each area.  Angel then had a conference call with my realtor and myself to go over the areas of concern.  He could not have been nicer and more available for guidance.  A+

They did an OK job inspecting the home I was purchasing. They caught a lot of things but missed some key problems:1. Two hot wires were going into a single fuse in the electrical panel (outlet was sparking and smoke started coming out of the panel)2. GFI outlets were not installed at all in the kitchen3. The AC drainage was going directly into the main sewer line without a trap (sewage odors and gases were coming back up at night)4. Missed a big leak on the roof in the front of the houseWhen brought to their attention they denied that it was like that during inspection and that those items weren't their responsibility.

I went with Pillar to Post when my Realtor recommended me to use them.  However, this was probably the biggest mistake during my home buying process. They did not notice issues with the roof, when i asked them to come back out to re-inspect what he had missed he basically said he did not have time and instead copied and pasted a disclosure that says they are not responsible for their findings.  To make matters worse, he refused to provide additional information from his findings at the inspection.  If you want to work with someone that will be available to answer questions and concerns and to work WITH you,  this is not the company.  Although thy spend a lot of time at the inspection and are very nice before you pay them, once you do don't count on them helping.   After we paid him a few hundred dollars for home inspection and additional reports, we had to hire anoter company.  They have been around for years and up to recently did a great job, but after asking around they recently have lost their personal and professional touch.

I used the company and inspector named Angel Calle on both an apartment in a high rise building and on a 1950's small building within a span of few weeks.The presentation of their findings is great - you get a nice binder with everything on a USB too and they are very nice & professional during inspection.Nevertheless, they missed a lot of things that I had the misfortune to find out later :(On the apartment:- leaking toilet- bathroom door not locking- shower tiles put incorrectly so the water doesn't drain fast enough (that cost both lots of money and time to repair, since the moisture got into walls)- incorrect silicone used to install new shower door and peeling- one power outlet did not workOn the house:- major termite infestation - I have to move all tenants out and fumigate the building for 48 hours now and spend $3000 + hotel accommodations for tenants.- closet doors in 2 closet not opening - had to replace- microwave in one apartment not working - had to replaceTaking above under consideration, the company might be good, but watch out which agent you are using to do your inspection.In full disclosure, this review is prompted by a response form the above named inspector after I complained in an email that he did not notice the termites - he has emailed me back with a copy & paste text - twice - which I consider a very rude slap in a face.

In my experience buying my first home, I was extremely nervous about the home inspection.  I wanted it to be very thorough.  No liability on the part of the inspector for missing something, I thought, what is their incentive to do a good job?  I even asked that to the receptionist at Pillar to Post.  Rather than calling me a jerk, she said something like "our reputation is on the line"  So I thought at the very least I will have some recourse to take them to task if things do go wrong.  If it's terrible or great, I'll write up a review.  Here I am, hanging them out to dry.  Or not.  My experience was with Gary Kershaw.  He was fabulous.  The inspection lasted nearly the entire day so be prepared with some sustenance.  He patiently explained everything until I got too tired to follow him around.  Meanwhile, he took photos of everything that we couldn't see (the roof stuff).  He also had sent us a completed 55 page inspection report by that evening!!  55 pages!!  With pictures and descriptions of the problems that needed to be fixed.  He also included some general recommendations for maintenance of the property.  I am just beginning to tackle the repairs that were required so I will attempt to follow up on this review with how well his cost estimates for repairs turned out to be and how much might have been missed but for now, I am one very satisfied customer.

I called a few weekends back to see if they had any time on the Monday or Tuesday to inspect a home. I'm from out of town and needed it done before I flew out. The woman who answered the phone was rude from the start. While I understand I was calling on the weekend, I was expecting to get a voicemail. If you answer on the weekend at least be courteous, if not wait until Monday. When she told me her first available day was Wednesday I said "ok that's to late, thanks". Her response was "Seriously! So that's it then? Whatever!" And she hung up. In the end I couldn't get an inspector until later than the time she was offering, so I paid $200 to change my flight just to not have to deal with them. If the is the public voice of their company I can only imagine what the inspectors are like.

I wish I could give Gary Kershaw of Pillar to Post 10 stars--he is absolutely the best!!! I was buying my first home and when it came time for the inspection, my brother, who bought a home recently in the same area, recommended Gary. My brother had been very impressed with Gary's thoroughness compared to that of inspectors he'd used for previous home purchases. Needless to say, Gary lived up to and beyond his reputation--even my real estate agent who has been in the business for decades commented on his unusual attention to detail (much to the disappointment of the seller's agent, I think :))The whole process could not have gone smoother. Pillar to Post is a thoroughly modern operation--all the prices, services, forms and final reports are online, clearly formatted and easy to understand. When I called, I got an appointment for the next day. Gary showed up early and had actually completed the roof inspection before we got there! He spent well over two hours going through the 1000 sq. ft home with every tester and gadget imaginable. He took detailed photos, explained everything he was doing and finding along the way, and patiently answered all 900 of my neurotic first time homebuyer questions. And on top of it, he provided a very nice binder to organize everything in, full of useful home maintenance tips and repair estimates, local government agency numbers, etc. I had heard so many horror stories about inspectors that overlooked major flaws or just did cursory walk-throughs, I am so glad I found Gary. I will definitely call him again when it comes time for another home.

I beg of you all, stay away from this company.  It is a franchise and they have no way of monitoring each franchise.  They only require 2 weeks of training and 12 weeks for whom ever BUYS the franchise.  So they can send any idiot into your home and they pretend to know what they are talking about... I am 10 months into my purchase and I have spent (and in debt) to nearly $115,000.  yes 115K.  They didn't notice A/C units (3 Zones 4-6K EACH) were rusted and bad. Pool needed resurfacing (it was actually crumbling they told me it was debris, 10K).  Windows that if you opened you can't close.  and TERMITES. I paid for a termite inspection and found them flying on me in bed the first week my daughter and I were here.  Rotten windows (30K)  Electrical issues, you name it.  JEFF MACKEY.. PILLAR TO POST FLORIDA.  OTHER SCAM - WDO Wood Destroying Organism.  This is not a home inspection but a visual inspection, I said later.. but you're a home inspection company...  We're going to charge you $350 for looking around.  Well Hell, I could have looked around for bugs..  When they were swarming around my bedroom i could have said.. these are bugs.  Heading to an attorney next week because i am tired of the issues that I keep finding.  BTW, you won't get anywhere with Jeff.  He's a hot head that deflects everything.

The inspection with Kyle was very informative! This is my second home and I wish I had an inspection done the first time around to save the surprises! He was professional and thorough and he also took the time to explain every part of the inspection as we went through the house and answered every question we had. I learned a ton about the condition of the house and we even received a report binder right at the end of the inspection. Worth every penny... Would recommend to anyone!

This is our second time using Pillar to Post for an inspection before purchase. Most recently with Leslie, on a new build home we are buying. Leslie was very professional and thorough. Most of all we appreciated his patience and willingness to answer all our questions. Although this home is brand new by a reputable builder and it was 99.9% great, he did catch a couple of things that the builder will fix. A furnace pipe that was bent and not attached to the vent, and the merely adequate to standard insulation in the attic. The builder will blow more in for us! We received an email copy of the inspection right away and look forward to receiving the binder for future reference. I strongly recommend using Pillar to Post before you make the major purchase of a lifetime.

We used Pillar to Post about 3 years ago. Our first time to buy a house. We have no idea how to inspect. So we hired Pillar to Post for $500 to inspect the house we were about to buy. The guy (Schultz-last name) who made the inspection concluded only minor problems were the issues. He documented that electrical outlets needs to be change near the sink (it should have the GFCI), regrouting of the bathroom floor tiles, minor resealing of cracked stucco, and resealing of the furnace vent cap. So based on Pillar to Post assessment of the soundness of the house we bought the house. We trust Pillar to Post as this is their job. Fast forward, here the following that were so obvious what's wrong in the house that Pillar to Post failed to check: A. The sink drain pipes has no P-trap underneath the sink itself. The S-trap was installed instead in the basement connected to the sink drain pipes. There is no ventilation to the plumbing at all. The result couple of days after we moved-in, it stinks in the house. The plumbing were not installed in the wall. It is not compliant at all to building code of plumbing. There is no excuse Pillar to post would miss this. B. the swelling in the shower bathroom tiles that Pillar to Post said just needed a minor regrouting. The floor tiles was actually not done properly. There was no watertighting membrane installed to keep out the water leaking into the basement. The tiles were installed directly into the wood floor and concrete board directly. Few months later, The shower bathroom floor was draining water into the basement. I can't understand why Pillar to Post would fail on this one. The swelling was there. He took a picture of it. C. Bathroom ventilation ducts were not connected to the ventilation itself (2 Bathrooms). We ended up with foggy windows in the winter. The humidity inside the house was always too high all the time which is a big structural threat to the house. How could Pillar to Post miss this. All they have to do is turn the ventilation ON check if there is any output coming out in the vent caps. He climbed the roof anyways to check the condition of the roof. The caps were all there. One bathroom vent cap outlet is inside the garage. It is not compliant at all to the building code. D. Septic system piping are not sealed so it is leaking gas inside the house. I don't blame Pillar to Post on this one so much. The system is not common in majority of the homes in the city anyways. But it was so obvious that it was not the proper materials were used in the system. They could have said no in taking-up the service of inspecting this house if they are not familiar. E. Range hood in the kitchen has no air duct at all. This is crazy they miss this. In hindsight, if Pillar to Post called out properly what were wrong with the house we could have negotiated the proper price for the house. We could have ask the previous owner to reduce the asking price factoring in the cost for what were wrong. Or we could have just walked away buying a problematic house. Entrusting your hundreds of thousand spending to Pillar to Post is not recommended. You'd rather just buy a book for home inspection for less than $50. Learn it. It well serve you very well. I guess meritocracy is failing. Greed and lies rules nowadays especially in the housing sector.

I contacted the company online and was first connected with one home inspector that was very nice and seemed to understand exactly what I needed and was interested in saving me money - which is a plus, always! Then a few days before the inspection is supposed to take place the main office calls to tell me that I'm not supposed to use that home inspector and instead they're going to send out someone else. They send me a new contract to sign and are basically very confusing about the whole ordeal. The original inspector is the only one who bothers to call me back and explain the ultimately pointless corporate situation that I've mired myself in. Not wanting to cause trouble and assured by the inspector I originally chose that his colleague would be just as capable I agreed to use whoever they decided could be sent out. A bonus that they could meet my original appointment time. My husband and I took off work early to meet the inspector at the appointed time at the house only to find him not at OUR house but at the house still obviously under seriously construction finishing up an inspection on it. Granted, our house was also a new building, but just at a glance it was much further along AND our house had the address numbers on it. We pointed out his mistake but he seemed to want to see the numbers on the adjacent house before he believed us. So now we're back at square one and the inspection has to be started over from scratch. I went back to work and my husband waited while he completed the actual inspection. This brings me to my actual complaint about the service I was given - all in all he /seemed/ to do his job and pointed out several things for the builder to fix. However, now that we've finally closed on the house and moved in we're finding /so many OBVIOUS/ things that surely the home inspector should have caught. Such as the leaks under every single sink. The missing gaskets on the plumbing of those sinks, the missing caulk, the broken pieces of metal at the bottom of the cabinets, the huge sharp screws sticking out in places. Now thankfully we have a builder warranty for these things and maybe the poor quality was due to his rushing for completion because of the earlier mistake with which house he was supposed to inspect, but the fact remains I paid for a crap, rush job because of a stupid mistake on the inspector's part. I don't know if under other circumstances he would have done a better job, but just from the attitude of the front office and the whole switcharoo on which inspector I was supposed to use versus the one I picked I somehow doubt it.

Had an inspection performed in the general Cleveland area: 1. Very expensive compared to other inspections (we've had ~10 in the last 10 years for either personal residence or investments). Roughly 2X the price when corrected for home size. 2. Didn't get on the roof at all claiming pitch was too steep. There are parts that probably are but there are parts that are certainly accessible. Roof is one of the key aspects, IMO, of any home inspection so this was disappointing. 3. Refused to take a stand on anything that may or may not be a code violation. 4. Length and detail of report was significantly lacking compared to typical less expensive inspections we've had in the past. #3 is what really burned me up. ALL past inspectors I've had will walk through a home saying "this isn't up to code this is...." Our inspector said "you may want to call the city and look into this..." Uh, that's YOUR JOB, inspector. Got pretty crabby when we called them on it. I'm generally not the kind to throw a fit and this won't even come out of my pocket (reimbursed by corporate relo.), but I thought it was really poor.

Thomas and an employee in training inspected a potential home out in Lodi (45 minutes to an hour away from their location). I was interested in purchasing last weekend. They were awesome to say the least. They were polite, on time, straight forward, and very knowledgeable. The home was 155 years old and they knew what they were looking for and talking about. What a fantastic job these guys did with my home inspection. The gentleman, Mike I believe, that came out to the house was extremely knowledgeable and friendly. He took the time to explain every aspect of the house and his concerns to the fullest extent. He answered every question I had with an intelligent, knowledgeable response, which was awesome, because I am a homeowner newbie and have no idea what I am doing. I would absolutely recommend Pillar to Post to anyone wanting a thorough inspection of their entire house, including all of the nooks and crannies. Steve Lawson inspected a chimney for us in Collingwood. He missed a chimney issue that necessitated a $12k repair. The issue was caught by a second inspection where the report indicated obvious issues with the chimney that should be caught by a standard inspection. When we called him on it he refused to return multiple calls and texts and just hung us out to dry. Terrible customer service and I would not recommend using this company under any circumstances. If you are having a chimney inspection, you should require that the inspector utilize a camera.

I used Pillar to Post in North York and was very happy with the report. I’m now moving to Orillia and contacted the Orillia office in the morning. I was told on the phone that "the big boss will have to call me back" because I had a detached garage and barn I wished to be inspected as well. I made it very clear during the conversation that this was a private sale and there was no mls entry for it. I waited all day for the phone call, none. I just called back now this morning and asked why no one called me back. I was told in a mean voice she couldn’t find any information on the property, even on Kijii, that’s why she didn’t call me back. Strange reason, I never said anything about Kijii ethier . I told her again it was a private sale and I can tell her what she wants to know and asked again why no one called me back. I said in a frustrated voice "Do you not want my business?". She in an angry voice yelled "SIR, you sound angry with me, my husband didn’t get back until 10 oclock ...." I hung up on her mid sentence since I don't like being yelled at on the phone. Home inspections are time critical and if the home inspector can not call me back witin 24 hours and their wife can't call me back to get more information, I would never recommend these people.

We used Pillar to Post out of Wadsworth, Ohio on September 4, 2015. Now that we have been to our new house a few times, we are very unhappy with the work that our home inspector from Pillar to Post did. So far we have found that the water spigots in the garage were turned off at their main supply. When that is turned on, the cold water spigot is non-functional and the hot water one does not shut off. Obviously, these fixtures were never inspected at all. Also, the water from the one that runs continuously drains right in to the basement. These are issues that we would have had the sellers take care of before signing the final papers. The gutters on the home have screens, and many of them have dislodged and are non-functional. This is something that a simple visual inspection from the ground reveals and was not reported by our inspector. Again, an issue that is now our problem that could have been taken care of by the sellers (and before the leaves started falling!) These are two things that are in-excusable for not being reported and were found by us almost immediately. I hope that when we move in our new house we are not greeted with more surprises that we hired Pillar to Post Inspections to find for us. This is the first negative review I have ever left for any company or product, but I really feel ripped off by this company on one of the biggest purchases that can be made.

Let's see. Brandon stated in our review that our floor joists were not damaged and no structural concerns. Then, he noted one minor concern, which, when our realtor asked about it, he said would take only about $150 to fix, with one additional jack under a weak spot. Since then, we have found out that the beams are 16 foot span, which is against the current building code - nowhere in the report does it say that. That multiple beams are cracked, and no crossbracing is in place anywhere. Would I have bought the house if I had known this? Not on your life! I have contacted them and asked them about it, and they basically blew me off and said that Brandon would have to call me back. No answer. We filed a BBB complaint. No answer. Really? How long do you expect to stay in business with practices like that?

WORST Inspection EVER!!! The guy literally told us (in front of the homeowners) that there were only three things that he found. A window in the garage (we'd likely never use) needed the spring fixed to ensure it stayed open, the hand rail on the deck was too big to consider "graspable", and the deck was fine but standards had changed in 13 years and that "it was perfectly stable but code requires bolts instead of screws on specific joints now". So, what we heard was..2 things I could care less about and the deck was fine..code had just changed since it was built. I specifically asked about the roof since it was my main concern it being 13 years old, and he said .."You could have a roofer come take a look, but it looks fine to me. I see a few spots that could be from hail, but nothing concerning." So, we assumed this IDIOT knew what he was talking about. Fast forward to 8 HOURS after we close. THE ROOF LEAKED!!! We got a REAL roof inspector to come out, and the thing was a MESS! The ridge joint wasn't installed properly since DAY 1 (you could SEE EXPOSED WOOD if you actually GO ON THE ROOF!), and it had lots of hail damage! Required a FULL REPLACE at OUR EXPENSE $12,700!!! THEN, as I'm redoing flower beds, I clear out from under the deck where lots of bushes are planted to cover the underneath. What do I find? The support polls aren't even concreted in! One is slightly leaning because it's balanced on a set of bricks that have moved!!! What the hell??? CODE requires them to supported below grade! Not to mention VERY FEW of the main joists even have the joist fasteners attaching them to the main support..and the ones that do are NAILED! No screws!! Now, I'm facing a full deck replacement just to ensure it's SAFE!! Probably ANOTHER $13,000!!!!! AT LEAST!!! It wraps around the ENTIRE house!!!! What a MORON!!!! DO NOT USE THESE PEOPLE, EVER!!!! READ THE FINE PRINT in what they give you!!!

We used this couple because everyone else was booked, and I wish we had waited and pushed our closing back. Brandon said there were no issues with plumbing, siding, or mold. Meanwhile...there was mold in every cabinet we opened. We happened to push against the siding and it fell off!! The worst was after a few flushes the whole yard was a wreck AND crap flooded on our NEW carpet. STAY AWAY!!!!

I hired this company to do an inspection on a 14-year-old property in Winnipeg, which I wanted to buy in June 2016. Two gentlemen came from Pillar-to-Post, so pleasant and on time, and started by asking me what specifically I am looking for in this inspection. That was so impressive! While one of them started the inspection, the senior one set up the computer and paperwork and printed the agreement form, etc. Again, very professional looking. The guys remained very courteous throughout their inspection. Although they were open to my questions in general, soon they started to say that they would answer the questions after finishing the inspection. Well! That is understandable! I received a computer print out on the spot. They explained their points of views on every issue. For example, when they found a wet crawlspace, they associated it with the negative slope of the backyard and the limited capacity of the weeping tile at the footing. They said that the damp maximizes around the foundation close to the backyard door. Since I trusted them, I didn't bother going to the crawlspace myself to see what is going on. While staying away from offering detailed technical solutions, they shared some of their thoughts. Later on, I hired a construction specialist to assess the issue and repair it. Firstly, he found that one of the sump-pumps (the backup sump) was not accessible and assessable without opening the sump pit; and it had not been opened recently. The soil on the lid and inability to open it without some instruments could prove it. It was against to the report of the Pillar-to-Post that mentioned: "Two functional sumps noted in crawlspace." Secondly, the error lies in the sump-pumps and the angle of draining pipes to the sump pits, as evident by the relative dryness of the open sump pit despite the ongoing rain, either due to initial malpositioning of the pipes or the ground sinking over the time. If the weeping tiles were overwhelmed, the sum-pit would be overflown. I went inside the crawlspace this time and saw that the ground around the foundation was dry, but the soil around the sump-pumps was soaked. It was aginst the notion of the Pillar-to-Post. Then I wrote a brief review in two lines that the Pillar-to-Post has mis-identified the problem. After a few days, I received a phone call from a rude person from Pillar-to-Post asking me what the problem is. I answered why I should tell you? He insisted that he wants to know because I have written the truth about them and rated them 3 out of 5. Then I said "OK! You've been unable to identify the issue, and I realized the truth when I hired an engineer afterward". He hung up the phone while I was still answering him. That is the reason I am writing this long review and decreasing one more star out of five. Both for that rude person to know the truth and the public to know who these guys look like. In general, I suggest you hire a structural-repair-service person instead of a home inspection. And, if you are still looking for a home inspection in Winnipeg, don't bother wasting your time and money on Pillar-to-Post or Amerispec. I have tried them as well as HomePulse for inspecting three different properties in Winnipeg over the last six months. I have spent about $1,900 before I write this review. At the best, you can feel some peace with HomePulse. But, look for a construction company for inspection instead of these nice-looking but ignorant guys. A construction specialist can detect much more problems, much better and more accurate because they deal with the real construction of houses.

What a joke the inspection was. 8 months after moving in my daughter has discovered many problems that any competent inspector would have pointed out, such as evidence of flooding in the basement from a non-functional sump pump, faulty caulking around windows causing leaks, major crack in brickwork, loose mortar in brick joints and on and on and...... Don't waste your money on this outfit

Brutally expensive. 600 bucks for a home inspection including the infrared screening. The "professional" informed me that I had issues with my foundation ( which I have had no issues) and completely missed major issues with the chimney and outside wall. I paid the extra for the infrared mapping of the walls looking for possible water damage from the chimney. Nothing was found. A contractor found the damage right away and informed me that the flashing was weak on the chimney and had been leaking probably since the roof had been done 5 years ago. He also failed to inform me that 2 downspouts were not sufficient for my size of roof. Home inspectors are a required "opinion" for purchasing a house and are not liable for their mistakes. Find a good contractor and have him come through a house you are looking to purchase and find the cheapest home inspector around because their "opinions" hold up about as well as my chimney. Would not use these guys again for anything.
